Tariq , we appreciate you taking the time to share your story with us today. Where does your story begin?
I started my real estate journey more than 20 years ago, initially drawn to the idea of using real estate to build long-term financial freedom. Like most investors, I learned a lot through experience; buying, renovating, wholesaling, and selling properties through different market cycles. Over the years, I’ve completed hundreds of transactions, and those experiences taught me that real estate is ultimately just as much about solving problems for people as it is about properties.
That experience eventually led me to build Yes I Pay Cash, a home-buying company that gives homeowners an alternative to the traditional selling process. We specialize in purchasing properties as-is for cash, particularly when homeowners are dealing with inherited properties, major repairs, difficult tenants, foreclosure, or simply need a faster and more predictable sale.
As the company grew, we expanded into Pennsylvania, particularly the York, Harrisburg, Lancaster, and Reading markets. What started as an investment business has evolved into a broader real estate operation built around transparency, experience, and finding solutions that make sense for everyone involved. After more than two decades in the business, I still enjoy the problem-solving aspect of real estate and no two properties or homeowner situations are ever exactly the same.
Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
It definitely hasn’t been a smooth road. Over more than 20 years in real estate, I’ve experienced just about every type of challenge; from deals that didn’t go as planned and renovation budgets that went sideways to contractor issues, financing challenges, and major shifts in the housing market. The downturn in the late 2000s was especially humbling and forced me to rethink how I approached risk, cash flow, and the overall structure of my business.
But some of my biggest lessons came from those difficult periods. I learned to become more disciplined, build better systems, and not get emotionally attached to any one deal. Real estate is constantly changing, so being able to **adapt, learn from mistakes, and keep moving forward** has probably been one of the biggest reasons I’ve been able to stay in the business for more than two decades.
Alright, so let’s switch gears a bit and talk business. What should we know?
Yes I Pay Cash – We Buy Houses is a local real estate investment company that helps homeowners who want an alternative to the traditional home-selling process. We purchase properties as-is for cash, so sellers don’t have to make repairs, prepare the house for showings, or deal with many of the uncertainties that can come with a conventional sale.
We especially work with homeowners facing situations where flexibility matters: inherited properties, major repairs, problem tenants, vacant homes, foreclosure, or simply needing to sell on a shorter timeline. What sets us apart is experience. I’ve been investing in real estate for more than 20 years and have been involved in hundreds of transactions, so we’re not simply generating leads or making offers based on an algorithm. We understand the properties we’re buying, the renovation process, and the local markets where we operate.
What I’m most proud of is the reputation and trust we’ve built around the Yes I Pay Cash brand. Our goal has never been to convince every homeowner that selling to us is their best option. Sometimes listing with an agent makes more sense. We want homeowners to understand their choices and, when a direct sale does make sense, provide a transparent, straightforward solution that works for both sides.
How do you think about luck?
Luck has definitely played a role, both good and bad. I’ve had deals where the timing worked out perfectly, met people who became valuable long-term relationships, and stumbled into opportunities I couldn’t have planned. I’ve also had the opposite: deals fall apart unexpectedly, costly surprises during renovations, and market conditions change at exactly the wrong time.
But after more than 20 years in real estate, I’ve learned that you can’t build a business around luck. What you can control is how prepared you are when opportunities come along and how you respond when things don’t go your way. Some of my biggest setbacks ultimately made me a better and more disciplined investor, so even some of the “bad luck” turned out to have value in the long run.
